Terms and Conditions- AAA SunState Management *
 
1. 50% of the rental is due at time of booking. The remaining 50% is due 60 days prior to your arrival and is non-refundable at that point (see below “cancellation policy”). If the rental is within 60 days of your arrival, payment in full is due.
2. A $300 damage deposit is required upon arrival. It is FLORIDA LAW that you register at our office and provide identification and a credit card deposit the next business day after your arrival. You are responsible for any and all damage to the home including charges due for excess cleaning required, excess garbage or a number of chargeable items as outlined in the Information book. Any charges due will be assessed to your credit card.
3. Check in time is 4pm; Check out time is 10am. Please do not arrive early unless you have arranged for an early check in. Early check in and late checkouts may be available for an additional fee. Unless you have arranged for an early check in, your home will not be ready until 4pm.
4. Cancellation Policy: A $200 cancellation fee applies to all cancellations made less than 180 days from your arrival date. No refunds within 6 weeks of arrival. If you cancel more than 180 days prior to your arrival, a $100 cancellation fee will apply. No refunds for holiday bookings for any reason - no exception. (Note: Special Cancellation Option- if you cancel prior to 6 weeks of your arrival, you may request your payment/deposit be held as a credit towards a future reservation within 12 months.)
5. Absolutely NO SMOKING. If a home is smoked in, renter will forfeit the $300 damage deposit. PETS are NOT allowed but in a few SELECT homes. If you have a pet in a home unauthorized, you will be required to vacate the premise immediately with no refund. Additionally, a pet fee of $15 per day will be imposed and an additional $100-200 clean fee. For the select homes that allow pets, a $15 per day per pet fee is charged and an additional $100 clean fee applies. YOUR RESERVATION FORM MUST INDICATE A PET IS ALLOWED. A larger security deposit is also required if bringing your furry family member ($500 instead of $300).
6. Occupancy is limited to 2 persons per bedroom and 2 persons on a sofa sleeper (if present).
7. Pool Heat is available for an additional charge of $35-50 per day with a 4-night minimum. You may request it at any time. Please note- it takes 12-24 hours to heat a pool.
8. Extras - Barbeque grills; rollaway beds, cribs and high chairs are available to rent. Costs run $45-55 per week and can be delivered at your request. Note- State Law does not allow grilling inside the caged pool. All grilling must be done OUTSIDE the caged pool.
9. A cleaning fee applies for rentals less than 4 days. Cleaning fees are $125-175 per home depending on the home. Homes must be left in a reasonable clean condition. Please tidy up prior to leaving to avoid an excess clean charge. If left excessively dirty, you will be charged for additional clean. You will also be charged for excess garbage left or un-bagged food. Please bag all garbage and follow garbage pick up instruction.

Home Information (address and lockbox code), driving directions to the home and our office and other information will be sent to you upon receipt/processing of the final payment. Expect to receive it approximately 3-4 weeks prior to your arrival.

Each vacation home managed by AAA SunState is privately owned. AAA SunState makes every effort to ensure the accuracy of the description and amenities advertised. However, owners may change the specification of the rental home without advising the company. AAA SunState takes no responsibility for changes to the advertised specification or items or services that may not be provided during your stay at this property as advertised. If you require a specific item or service to be provided, you must advise the reservation agent in writing at the time of booking. We will make every effort to accommodate your specific requests.

What is required to make a reservation?
When you make the decision you’d like to reserve one of our properties, you can either confirm your interest via our online inquiry form, e-mail us directly @ info@aaasunstate.com or call our office at 352-242-0351 and speak to one of our specialists.

When making your reservation, we require 50% of the rental in at the time of your reservation (generally placed on a credit card); the remaining balance is due 60 days prior to check-in and is non-refundable at that point. If you have provided a credit card, you will be sent a credit card authorization form to sign and return to us. We will use the same credit card to process the final payment unless we have received payment from you otherwise.

You will be required to check in with 24 hours after your arrival to post a $300 damage deposit ($500 deposit if you have a pet approved home). See “what are your office hours?” below.

When is check-in & check-out time?
Your home will be available for Check-in at 4:00 p.m. Please do not arrive early unless you have arranged for an early check in. It takes many hours to clean a home; unless an early arrival has been requested, your home will NOT be ready until 4pm. Early check-in, if available, is an additional fee.
Check out time is 10:00 a.m sharp. Please vacate the home promptly so we can prepare it for the next guest. Late checkouts may be requested if the home is available. Late checkouts are an additional fee.

What are your office hours? What if arrive after hours?
Our office hours are from 9:00 am to 5:00 p.m. Monday thru Friday; 9:00am to 3:00pm Saturday. Our office is closed on Sunday. FLORIDA LAW requires all guests register - You must come to the office to check in the next business day after your arrival to present photo ID and provide a $300 damage deposit. If you arrive Friday, you must check in Saturday. If you arrive Saturday or Sunday, you would check in Monday.

After hours arrival is worry free. If you arrive after our office has closed, as per the instructions that will be sent to you, you will access your home information from a lockbox we have at our front door. You will be given the lockbox code to open the box- your home information (driving directions, maps, lockbox code, alarm info, etc.) will be inside. There is also a 24 hour after hours number posted there in case you encounter any problems.

What about damage? I understand I am responsible.
Yes, you are. We would ask that you treat your vacation home with the respect and care you would your own home. All homes are privately owned and owners have a considerable investment in their homes to make it available for you to enjoy. Homes are inspected prior to a guests arrival and after every checkout. Please check the home upon arrival. If you notice damage or something becomes broken during your stay, please contact our office immediately to notify us. Damaged items, missing items and fines for smoking in the home are all chargeable against your damage deposit.

What is the closest airport?
Orlando International is about 45 minutes away; Sanford International is about 1.5 hours away. P.S. Mickey isn’t in Orlando, he’s in Kissimmee. The vacation homes are close- in the Davenport/Clermont/ Kissimmee area. All are between 8-14 miles of the Parks. Universal (in Orlando) is slightly farther.

What is your Change/Cancellation Policy?
If you change your reservation there is a $20.00 fee for any change. No changes can be made within 30 days of your arrival.

There is a $200 cancellation fee for ALL cancellations, regardless of how far in advance the cancellation notice is given. A cancellation within 45 days of your arrival will result in a loss of all monies. A cancellation with more than 45 days notice will allow a refund of all monies with the exception of the cancellation fee. All cancellations must be confirmed in writing.

What do I need to bring?
All vacation homes are "self catering" accommodations. The homes are supplied with minimum personal and disposable items (paper products) such as toilet paper, soap, garbage bags. etc. Things you will need to bring or purchase upon arrival are items such as: Paper towels, Bath, Laundry and Dish Soap, Trash Bags, Foil, Plastic Wrap, Hair Dryer (although most have 1), etc. You should also bring your personal items such as Golf Clubs, Swimsuits, sunscreen, spare glasses/contacts, cash (Mickey and Shamu love cash), prescription medicine, DVD’s, games, puzzles, cameras, the kids (optional ?) but not Fido, unless you’ve pre-arranged for a pet friendly home.

How will I receive my confirmation and arrival instructions from AAA SunState Management?
All confirmation and arrival instructions will be sent via email or regular mail. To make certain you receive these emails, please adjust your spam filter to add the domain info@aaasunstate.com to your accepted email addresses. You will receive a reservation confirmation email within 24 hours of making your reservation along with Reservation Confirmation and Credit Card Authorization Form (with the Terms and Conditions attached). You’ll complete these and return them to us via fax or mail. After your final payment has been applied to the reservation, you will receive a final e-mail (or regular mail letter if you don’t have e-mail) which will contain all of your information including driving directions to our office, the lock box code (in case you arrive after hours and need to access your home information there), etc. If you arrive during our business hours, you will check in with our staff. If after hours, you will access your home information from our lockbox then return the next business day to check in and register. If you have not received information from us within 2 weeks of your arrival date, please contact us.

What about extras? I want a bar-b-q grill and I’d love fresh flowers.
We have bar-b-q grills, cribs and high chairs available to rent. We also have concierge services available for many other things~ fresh cut flowers (delivered to the home before your arrival, food (drinks and snacks are delightful and refreshing after a long flight or long drive) to recommendations and directions to shopping malls, grocery stores and golf courses. Don’t forget we live in the area so we can direct you to hundreds of restaurants too.
