- Renting a Vacation Home
What is required to make a reservation?
When you make the decision you’d like to reserve one of our
properties, you can either confirm your interest via our online
inquiry form, e-mail us directly @
email@example.com or call our office at 352-242-0351
and speak to one of our specialists. When making your reservation,
we require 50% of the rental in at the time of your reservation
(generally placed on a credit card); the remaining balance is
due 60 days prior to check-in and is non-refundable at that
point. If you have provided a credit card, you will be sent
a credit card authorization form to sign and return to us. We
will use the same credit card to process the final payment unless
we have received payment from you otherwise.
You will be required to check in with 24 hours after your arrival
to post a $300 damage deposit. See “what are your office hours?”
Do you offer group rates if I want
Yes we do. Please indicate the number of homes you wish to secure
and we will provide you special rates for multiple homes.
When is check-in & check-out time?
Your home will be available for Check-in at 4:00 p.m. An early
check-in can be coordinated for an additional fee. If the property
has a check-out the day of your arrival we will not be able
to coordinate an early check-in.
Check out time is 10:00 a.m. A vacation home requires more time
to clean than a hotel room, so please help us prepare for our
next guest by being on time.
What are your office hours? And please
explain the damage deposit.
You must come to the office to check in the next business day
after your arrival to provide a $300 damage deposit. Our office
hours are from 9:00 am to 5:00 p.m. Monday thru Friday; 9:00am
to 3:00pm Saturday. Our office is closed on Sunday. If you arrive
Friday, you must check in Saturday. If you arrive Saturday or
Sunday, you would check in Monday.
Damage deposits are to protect the owner for damage that may
occur during your stay. Damage deposits can be paid with cash
or with a credit card/debit card authorization. If no damage
occurs, your deposit is refunded within 7 days of your departure.
If a credit card authorization is held, the credit card authorization
will release automatically within a period of time by your bank.

What about damage? I understand I am
Yes, you are. We would ask that you treat your vacation home
with the respect and care you would your own home. All homes
are privately owned and owners have a considerable investment
in their homes to make it available for you to enjoy. Homes
are inspected prior to a guests arrival and after every checkout.
Please check the home upon arrival. If you notice damage or
something becomes broken during your stay, please contact our
office immediately to notify us. Damaged items, missing items
and fines for smoking in the home are all chargeable against
your damage deposit.
Please note- renting a home is different than renting a hotel.
There are certain standard policies and procedures for a self-contained
home. Please refer to the information book located in the home.
What is your Change/Cancellation Policy?
If you change your reservation there is a $20.00 fee for any
change. No changes can be made within 30 days of your arrival.
There is a $150 cancellation fee for ALL cancellations,
regardless of how far in advance the cancellation notice is
given. A cancellation within 45 days of your arrival will
result in a loss of all monies. A cancellation with more
than 45 days notice will allow a refund of all monies with the
exception of the cancellation fee. All cancellations must be
confirmed in writing.
What will we be responsible for when
we check out?
We ask only that you turn off all electrical items and fans,
lock all doors, remove the garbage and do not leave excessive
laundry for our staff. You may simply return the key to the
lock box and be on your way. An inspector will arrive shortly
after your departure to check the home.
How will I receive my confirmation
and arrival instructions from AAA SunState Management?
All confirmation and arrival instructions will be sent via email
or regular mail. To make certain you receive these emails,
please adjust your spam filter to add the domain firstname.lastname@example.org
to your accepted email addresses. You will receive a reservation
confirmation email within 24 hours of making your reservation
along with Reservation Confirmation and Credit Card Authorization
Form (with the Terms and Conditions attached). You’ll complete
these and return them to us via fax or mail. After your final
payment has been applied to the reservation, you will receive
a final e-mail or regular mail letter which will contain all
of your information including driving directions to both your
vacation home and our office, the lock box code (to access the
home), gate codes, security/alarm codes and/or all codes applicable.
If you have not received these within 2 weeks of your arrival
date, please contact us.
do I need to bring?
Please understand that vacation homes are "self catering"
accommodations. The homes are supplied with
one roll of toilet paper and a small hand soap per bathroom,
2 kitchen garbage bags, one dishwasher tab, a small liquid dish
soap, a small laundry detergent and a roll of paper towels.
Any additional items stated above will need to be purchased
as well as any personal items food/condiments, shampoo/conditioner,
bath soaps, laundry detergent/fabric softner, etc.)
What about extras? I want a bar-b-q
grill and I’d love fresh flowers.
We have bar-b-q grills, cribs and high chairs available to rent.
We also have concierge services available for many other things~
fresh cut flowers (delivered to the home before your arrival,
food (drinks and snacks are delightful and refreshing after
a long flight or long drive) to recommendations and directions
to shopping malls, grocery stores and golf courses. Don’t forget
we live in the area so we can direct you to hundreds of restaurants
I know I’ll love it! Can I make an
early reservation for my next stay?
Absolutely! And we’ll make it even more attractive by providing
you a coupon for your next rental once you arrive. We love return
visitors and appreciate your patronage of our beautiful homes
year after year.
